Is It Too Cold To Roof?
It is a given that most roofing occurs in the summer. But, roofs need replacing year-round for many reasons including real estate sale, damage from falling trees, leaking due to age and replacing the roof due to insurance time requirements.
Shingles use UV rays to seal down naturally. Most people think it is heat, but really it is sunlight that seals a roof naturally. When sunlight is sparse we manually seal down the roof with commercial sealing techniques, especially if the roof faces the north side which sees little sunlight.
We have been roofing for 2 decades and we have perfected how to install a roof in colder seasons. Insurance companies give the homeowner a specific timeframe that repairs must be completed in order to collect depreciation on the claim. Sometimes it is unavoidable that the roof must be completed in the winter months.
This can also happen during real estate sales. Many home sales require inspections, such as VA and FHA closings. There are times when the inspection reveals that the roof needs to be replaced and with that comes completion deadlines from mortgage guarantors and insurance companies. If a roof is really bad, then the insurance company will exclude coverage on the roof until it is replaced in order to bind the policy coverage.
Sometimes the roof just has to be done in the winter, and we can handle it by manually sealing the shingles. Our roofs comes with a 5-year warranty for full replacement.
